However, the flashing itself can become damaged, and when this happens, not only will you have the flashing itself that has issues, but it can also lead to the other problems with the roof, such as more material being damaged or leaks. Time or storms can cause issues with the flashing. 

In order to check on how the areas of your roof are doing where the flashing is, you are going to want to check around all the vents, chimneys, fans, pipes, or anywhere else where there is flashing in place. Leaks in the roof

Leaks can happen in all types of roofs. However, there are some roofs that do tend to last longer before suffering with leaks, such as slate and metal roofs. Still, damage can happen due to the age of the roof or wear that the roof has endured due to things like excessive winds or serious hail storms. 

One of the most common ways to spot a leak is to find the issue on the inside of the home. The first place to see evidence of a leak will be in the attic, so make sure you are taking a look in your attic regularly, especially during rainstorms. If you find any wetness in the attic, you likely have a leak. Also, watch your ceilings and walls for any discoloration or for areas where the ceiling may start to sag or bubble. Any of these things should mean a call to a roofer to find and fix the leaks that you have.
